Monthly stays in Dubai without an annual lease
Plenty of people need a home in Dubai for longer than a holiday but shorter than a year: a work project, a school-term transition, a relocation while you look for a permanent place, or simply a long winter away. A traditional annual tenancy is built for people who plan to stay a year or more. A monthly stay is built for everyone else.
This guide explains the difference in plain terms, the questions worth asking before you book, and how to compare options sensibly. It is general information, not legal advice. If you have a specific question about tenancy law or your visa, check with the relevant Dubai authority or a qualified adviser.
What a monthly stay is
A monthly stay is a booking with a licensed holiday home operator for the dates you choose, in a home that is already furnished and equipped. You are not signing a 12-month tenancy contract with a landlord. You pick a check-in date and a check-out date, and the stay is priced for that period.
At Keys Please, a lot of our homes are available for daily, weekly and monthly stays. Several of our area pages describe the homes as move-in ready and fully furnished. Availability and pricing vary by home and by date, so the quickest way to see what suits you is to browse all our stays and enter your dates.
Why people choose it
- Flexibility. You book the length you need, whether that is four weeks or four months.
- Nothing to buy or set up. Furniture, kitchen equipment and linen are already in the home.
- A licensed operator. Holiday homes in Dubai are operated under Dubai Department of Economy and Tourism (DET) licensing. Keys Please holds DET licence 727937 and has operated in Dubai since 2003.
- One point of contact. You deal with the operator rather than arranging a landlord, furnishings and a move-in separately.
Questions to ask before you book
Whichever operator you choose, these questions will save you surprises:
- What is the total for my dates? Ask for the full amount for the whole stay, not just a nightly or monthly headline figure.
- What is included? Ask specifically about electricity, water, internet and cooling, and whether anything is billed separately or capped. Do not assume; confirm it in writing.
- What are the payment terms? Find out what is due at booking and what is due later, and what the cancellation terms are.
- What happens if I want to extend? Ask whether the home is free after your check-out date and how an extension is priced.
- What are the house rules? Check guest numbers, visitors, pets and smoking for the specific home.
- Who do I call if something breaks? Ask how support works and how fast the team responds.
How to compare a monthly stay with other options
Put the same things side by side for every option you are considering: the total cost for your actual dates, what you must buy or arrange yourself, how much notice you must give, and how easy it is to change plans. A furnished stay can look more expensive per month on paper than an unfurnished long-term rental, but the comparison is only fair once you count furnishing, set-up and the length of commitment on each side.
Choose the area first
For a stay of a month or more, the neighbourhood matters more than it does on a three-night trip, because you will live your routine there. Three examples from our areas:
- Dubai Marina is described on our site as walking distance to Dubai Marina Mall and JBR Beach, with a large selection of restaurants.
- Business Bay is described as close to the Burj Khalifa and near a metro station.
- Arabian Ranches 3 offers fully furnished villas for monthly stays.
Our guides on choosing an area for a family stay and choosing an area for a work stay go into more detail.
A simple way to start
- Decide your approximate dates and who is travelling.
- Pick one or two areas that fit your routine.
- Look at the homes in those areas and shortlist two or three.
- Ask the operator for the total for your dates and for what is included.
- Book once the numbers and the terms are clear to you.
When you are ready, browse all our stays or look at a specific neighbourhood such as Dubai Marina or Downtown Dubai.
